Job Summary

We are looking for an experienced Site Quantity Surveyor with a strong background in building and construction projects. The successful candidate will be responsible for site measurements, quantity take-offs, BOQ preparation, valuations, variations, cost monitoring, and commercial documentation.

Key Responsibilities
Conduct site measurements and verify completed quantities against drawings and BOQs.
Prepare detailed quantity take-offs, BOQs, cost estimates, and material quantities.
Review architectural, structural, civil, and MEP drawings and specifications.
Monitor project quantities, costs, materials, and wastage.
Prepare interim valuations, payment applications, and progress claims.
Evaluate variations, change orders, additional works, and site instructions.
Review subcontractor measurements, quotations, and payment applications.
Prepare comparison statements for subcontractor and supplier quotations.
Monitor project costs against approved budgets.
Assist with subcontract administration, claims, and final accounts.
Maintain accurate records of measurements, quantities, variations, costs, and commercial documents.
Coordinate closely with Project Managers, Site Engineers, Consultants, Subcontractors, Suppliers, and Procurement teams.
Prepare regular cost and commercial reports for management.
Requirements
Bachelor’s Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
3–7 years of relevant experience in Quantity Surveying within the construction industry.
Strong site-based construction experience is required.
Experience in villa, residential, commercial, high-rise, or general building projects is highly preferred.
Strong knowledge of BOQ, quantity take-offs, site measurements, valuations, variations, claims, and final accounts.
Good understanding of construction materials, labor rates, subcontractor pricing, and construction methods.
Ability to read and interpret architectural, structural, civil, and MEP drawings.
Knowledge of construction contracts and commercial procedures.
Proficiency in MS Excel, AutoCAD, and QS/estimation software.
Strong analytical, numerical, organizational, and communication skills.
Bahrain/GCC construction experience is highly preferred.
Must be currently available in Bahrain.
Immediate joiner is highly preferred.
Candidates with a cancelled or transferable visa/local status are preferred.
