Job Description

ERA Projects is looking for an experienced Quantity Surveyor – Civil & Construction with a strong background in building and civil construction projects.

The ideal candidate will be responsible for quantity take-offs, BOQ preparation, cost estimation, tendering, valuations, variations, cost control, subcontractor management, and final accounts. Current Bahrain QS listings similarly emphasize BOQs, cost estimation, contract administration, variations, claims, and coordination with site and procurement teams.

Key Responsibilities
Prepare detailed quantity take-offs, BOQs, cost estimates, and project budgets.
Review architectural, structural, and civil drawings and specifications.
Conduct site measurements and verify completed quantities.
Prepare tender and contract documentation.
Analyze subcontractor and supplier quotations and prepare comparison statements.
Monitor project costs, budgets, and expenditure throughout the construction period.
Prepare interim valuations, progress claims, payment certificates, and final accounts.
Evaluate and prepare variation orders, claims, and cost impact assessments.
Monitor material quantities and usage against project requirements.
Coordinate with Project Managers, Site Engineers, Procurement, subcontractors, consultants, and clients.
Assist with tender submissions and commercial negotiations.
Identify cost-saving and value-engineering opportunities.
Maintain accurate records of contracts, measurements, valuations, variations, and commercial documentation.
Support contract administration and resolve commercial issues.
Ensure projects remain commercially controlled and within approved budgets.
Requirements
Bachelor's Degree/Diploma in Quantity Surveying, Civil Engineering, or Construction Management.
Minimum 5 years of relevant experience in civil/building construction.
Strong hands-on experience in construction quantity surveying and cost control.
Excellent knowledge of BOQ preparation, quantity take-offs, estimation, valuations, variations, claims, and final accounts.
Ability to read and interpret civil, architectural, structural, and MEP drawings.
Strong understanding of construction materials, labor costs, subcontractor pricing, and construction methods.
Experience with tendering and contract administration.
Proficiency in MS Excel, AutoCAD, and relevant QS/estimating software.
GCC/Bahrain construction experience is highly preferred.
Strong analytical, negotiation, communication, and organizational skills.
Ability to work under pressure and meet project deadlines.
Must be currently available in Bahrain.
Must be available for immediate joining.
Candidates with cancelled/transferable visa or valid local status are preferred.

We are specifically looking for a construction-focused Quantity Surveyor with strong civil experience. Candidates whose experience is primarily in general administration, maintenance, or non-construction purchasing will not be considered.
