Job Description

We are looking for an experienced Senior Quantity Surveyor to manage the commercial and cost-control aspects of construction projects. The ideal candidate should have strong experience in quantity surveying, contract administration, cost estimation, procurement, variations, subcontract management, and financial reporting, with a strong understanding of the Bahrain construction market.

Key Responsibilities & Requirements

• Proficiency in preparing accurate cost estimates, Bills of Quantities (BOQ), and cost plans based on architectural, structural, and MEP drawings.

• Strong understanding of construction material pricing, labor rates, subcontractor quotations, and commercial analysis.

• Familiarity with construction procurement procedures, supplier evaluation, quotation comparisons, and vendor/subcontractor negotiations.

• Comprehensive understanding of standard construction contract conditions, contractual obligations, commercial clauses, payment terms, variations, and claims.

• Ability to assist in drafting, administering, reviewing, and managing subcontracts and main construction contracts.

• Expertise in site measurement, quantity take-off, and valuation of completed construction works for interim payment applications.

• Skill in assessing, evaluating, and pricing project variations, change orders, additional works, and site instructions.

• Experience in monitoring project expenditures, cost commitments, and budgets, including preparation of cash-flow forecasts and cost-reconciliation statements.

• Ability to prepare monthly commercial reports, cost reports, final accounts, payment certificates, and claim assessments for management review.

• Proficiency in specialized quantity take-off and measurement software alongside industry-standard construction and project management platforms.

• Advanced command of MS Excel for cost modeling, quantity tracking, financial analysis, reporting, and commercial dashboards.

• Strong ability to read, interpret, and cross-reference architectural, structural, and MEP engineering drawings and specifications to derive accurate quantities and identify discrepancies.

• Monitor project costs against approved budgets and identify potential cost overruns, commercial risks, and opportunities for cost savings.

• Review subcontractor payment applications, valuations, supporting documents, and variations to ensure accuracy and compliance with contractual requirements.

• Coordinate closely with Project Managers, Engineers, Consultants, Procurement Teams, Contractors, and Subcontractors on commercial and contractual matters.

• Maintain accurate records of quantities, costs, variations, claims, contracts, payments, and other commercial documentation throughout the project lifecycle.

Candidate Requirements

• Bachelor's Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.

• Proven experience as a Senior Quantity Surveyor / Quantity Surveyor within the construction industry.

• Strong experience in building construction projects, including villas, residential, commercial, or high-rise developments.

• Strong knowledge of cost estimation, BOQ preparation, quantity take-off, valuation, variations, contracts, claims, and final accounts.

• Excellent knowledge of construction drawings, specifications, materials, and commercial documentation.

• Bahrain construction experience is highly preferred.

• Strong analytical, negotiation, communication, and commercial management skills.

• Excellent proficiency in MS Excel and quantity surveying/take-off software.

• Immediate joiners preferred.

• Candidates must be currently available in Bahrain.
