Job Overview

We are seeking a highly experienced and results-driven QS Estimator cum Contracts Manager to join our team. The ideal candidate will have extensive experience in the Bahrain construction market, strong commercial acumen, and the ability to manage both pre- and post-contract functions efficiently.

Key Responsibilities

Pre-Contract (Estimating & Tendering):

* Prepare accurate cost estimates, BOQs, and tender submissions for civil building projects
* Analyze drawings, specifications, and project requirements
* Source and evaluate subcontractor and supplier quotations
* Conduct cost analysis and value engineering exercises
* Maintain strong relationships with suppliers and subcontractors

Post-Contract (Commercial & Contracts Management):

* Administer contracts in line with FIDIC Contracts and JCT Contracts conditions
* Manage project budgets, cost control, and financial reporting
* Prepare and evaluate variations, claims, and final accounts
* Handle subcontract agreements and payment certifications
* Lead commercial negotiations and dispute resolution
* Ensure compliance with contractual obligations and project timelines

Requirements

* Minimum 15+ years of experience in Bahrain construction market
* Proven experience in civil building construction projects
* Strong knowledge of FIDIC and JCT contracts
* Well-connected with local subcontractors, suppliers, and consultants
* Demonstrated ability to handle claims, variations, and disputes
* Strong leadership, negotiation, and communication skills
* Bachelor’s degree in Quantity Surveying, Civil Engineering, or related field
* Ability to join immediately is mandatory

* Membership in professional bodies (e.g., RICS) is an advantage
* Experience working with developers, consultants, and main contractors in Bahrain
* Strong track record of successfully closing projects commercially
